Airbnb’s 2025 Summer Update: Not Just a Place to Sleep Anymore

So… Airbnb just dropped a big one on May 13, 2025, and honestly, it’s a lot to unpack.

If you’ve been renting your property on Airbnb for a while, you’ll know it’s always been about helping people find places to stay.

That’s changing fast. This latest update shows that Airbnb is moving toward something bigger; an all-in-one lifestyle platform. It’s no longer just about where guests sleep, but how they live during the trip.

Here at RoomGuru, we’ve been thinking hard about what this means for owners like you. And we’ve got some thoughts … on every single new feature.

🔥 What’s New in Airbnb’s 2025 Summer Update — And Our Take:

1. Chef-Prepared Meals & In-App Dining Experiences

What Airbnb announced:
Guests can now book chef-prepared meals … either delivered to the unit or cooked live in the Airbnb itself. There’s a dedicated section in the app to browse curated dining experiences.

RoomGuru’s thoughts:
This is huge. Especially for JB travellers coming from Singapore who loves spending on meals. If we can help them get a locally prepared seafood dinner or even a simple Thai hotpot right in the unit, it adds both convenience and charm 🙂

We’re already thinking of looking into partnerships with caterers and home chefs. As a host, you don’t have to cook or do anything as we’ll coordinate everything. And yes, there’s a revenue share in it for you!

2. Grocery Delivery, Laundry, and On-Demand Services

What Airbnb announced:
A new service tab now lets guests book groceries, laundry pickup, mid-stay cleaning, and even babysitting through the app. These are localised and tied to specific properties.

RoomGuru’s thoughts:
This might sound small, but it’s actually a game-changer for longer stays and specially family trips. Guests often ask us, “Do you know where we can get laundry done?” or “Can someone bring bottled water?”

With this rollout, we can finally say, “Yes … and you can book it right in the app.”
We host can look into partnership with local vendors who can fulfil these services reliably across Danga Bay, Puteri Harbour, and Medini, etc.

3. Host Recommendations Are Now Easier to Book

What Airbnb announced:
Hosts can now link to their favourite places like restaurants, spas, parks, etc… and allow guests to book these directly from the listing. Airbnb is testing partnerships with local businesses to make this seamless!

RoomGuru’s thoughts:
We love this. It turns the Airbnb into a mini guidebook with actual bookings behind it. We already give personalised recommendations to guests (like where to eat seafood or authentic pizza), but now they can take action with a tap.

4. More Personalisation in the App

What Airbnb announced:
The app now uses smarter personalisation to show guests what they might want to book… based on location, past stays, and even the type of listing (family, romantic, business).

RoomGuru’s thoughts:
From a business point of view, this is brilliant. If your listing caters to families, the app might suggest services like kid-friendly meals, play areas nearby, or transport with car seats.

We can capitalise this by updating all RoomGuru property tags and photos to match these use cases. That way, Airbnb’s algorithm knows exactly who to show your unit to and what services to suggest with it 🙂

5. ‘Guest Itineraries’ That Tie It All Together

What Airbnb announced:
Airbnb is introducing custom “trip timelines” where stays, services, and activities can be seen in one place … a bit like a travel concierge app.

RoomGuru’s thoughts:
This is subtle, but powerful. It makes Airbnb feel like an experience planner, not just a booking site. The more services guests bundle together, the more they’ll stick to Airbnb’s ecosystem (and your property).

This also builds trust; when guests see how smooth and pre-organised everything is, they’re more likely to book again, recommend your unit, or even stay longer!

6. Focus on Rebooking and Returning Guests

What Airbnb announced:
Airbnb now encourages hosts to offer discounts or perks for returning guests directly from the app. They’ve improved the messaging tools and visibility for return customers.

RoomGuru’s thoughts:
We’ve already been doing this manually by offering returning guests late check-out, or a little voucher for their next stay. Now that Airbnb supports this natively, we’ll double down!

🧠 So What Does This All Mean for Property Owners?

Here’s our honest summary:

  • Airbnb is becoming more than just a place to list your unit.
  • It’s becoming a full-on lifestyle platform where guests book their whole trip; not just a bed.

If you’re a RoomGuru client, good news … as we’re already working on:

  • Partnerships with service providers
  • Curated “local experiences” for each unit type
  • Smart pricing bundles that include meals, setups, and late check-outs

If you’re managing your unit alone, you’ll need to start thinking beyond just “clean, comfy, convenient.” That’s the minimum now. What else can your place offer that makes a guest go “wow”?

💬 Final Thoughts from RoomGuru

We think this update is only the beginning. In a few years time, Airbnbs will compete less on nightly price and more on what kind of experience they provide.

And the best part? It’s not about adding more work. It’s about partnering with the right team who handles it all behind the scenes.

That’s what we do.
